Alboxgal4,
Commiserations We have a property very similar to yours in every way also for sale.
Very little in this price range seems to be moving at present.
The only information we received off the agents is ' Have you considered to Drop your asking price ' - never any mention though of them dropping their commission pro rata ?
I've come to the conclusion they are not bothered about whether or not your property is worth what it is on sale for - just as long as they can make a sale and get their commission.
One I contacted said they would not even consider coming out to look at our property unless we dropped it to under € 150,000 because that was the only price range selling at present ???? I know from experience of selling several properties in the UK - no matter what price you advertise it at - a buyer will expect you to come down more still.
Well as we do not really have to sell - we've decided to sit it out and wait for an upturn which will come eventually - they always do.
At present I am trying to deal with another factura from the Hacienda I paid one last year - they informed me in 2009 that we did not declare our house at its true value when we first registered it in 2007 -
Having informed me in 2009 of what they considered it's value I paid a further € 1,200 in tax - they now inform me that as its new value { the 2009 figure } has still not been declared and registered on the Catastral { their fault not mine } its value has increased further still and they now want another € 1,900.
According to the Hacienda and the department that publishes the average price of properties in Almeria - a property our size has a value of € 450,000 - a bit of a mockery when agents are recommending selling it for under €150,000.
