Hi All,
Can anyone tell me what's happening with the new builds in Piedra? It seems that all building was go ahead gung ho but it seems to have stopped a while ago now. There are some lovely villas that are occupied, some even for sale. Are they legal? Does anyone know. It looks quite nice with all the street lamps and the little Piedra bar. I am very curious to know whats going on.
I know someone out there will have all the answers for me.

All the building stopped some time ago. I've heard that there were builder problems - they 'walked' and left some owners with unfinished villas. Can't be 100% sure but I think they're classed as illegal/off the plan at the moment. 3 houses have recently had denuncias against them and are in line to be demolished soon. It's Piedra Amarilla by the way. Not good news I'm afraid.

Just read this thread, just to inform you that the lake vega built villas in Piedra are legal, they have their escritura and habitation. I do not know the villas with the demolition orders on them. Maybe someone could explain wher they actually are. Rumour mongers are every where.

Can I just say that if anyone is ever worried that a property they are interested in is illegal, then go to the Urbanismo office of the area concerned and tell them where it is (GPS co-ordinates too), the name of the developer. They will be able to tell you if it has the proper permissions, licenses or not. Also, most importantly, if it is included in the PGOU and the right type of land for having a house on.
Dont take a local solicitor, estate agent or developers word for it.
If you dont speak Spanish, take an interpreter with you. The Spanish can be suitably vague when they want to be. Get a categorical yes/no.
