Hola,
Is it best to just sit quietly and wait to see if a "nave" built just after the "google" shot will ever be legalised, plenty of dwellings around this area on land designated "rustica", with electricity and water, nothing at all should be here if "rustica", not an issue with infrastructure, mains water right up the rambla already.
Has anyone tried and been successful, must be many "nave's" built before 2003 which fulfil the 4 yr rule??

neighbours of mine got their house through on the 4 year rule just before the 1st July. Other firiends who had planning permission for a nave just outside of Oria received a letter recently from the town hall to say that their house now qualifies to apply for change from nave to house. We havenīt received one but then again our planning permission for a nave was questioned and never resolved.
We are hoping to find some definitive information soon to see if we can get ours regularised or if there is some benefit to waiting a while until the PGOU is passed.
How is your Spanish? Iīm hoping to get a meeting with someone on the Oria council to discuss the state of play, need someone with better Spanish than mine for that though.

Our 4 bedroomed 400 Sq Mt 'Nave' + pool was registered ??? just before July 1st using the Spanish Web site showing plots and properties as it was on this but not on Google - still waiting for escritura to arrive, will let you know the outcome - whether legalised or regularised ????

The 4 year rule or ' Certificado o Antiquidad ' stated that if you built a property on land you owned, and during the 1st four years of building no one came along from the council etc and told you to stop. It could then be registered under the ' Certificate ' at the Catastral, whether this makes it legal or not only time will tell. This is the situation I am in - waiting for papers to come back from registration.
People say the only way to be sure of legality is to apply for a mortgage - you will only get one if your property is legal ??????? I know several people who have mortgages and have recently found out their properties are Illegal ???
So where do you go ????
