Hi there,
Can anyone tell me what this is please. A friend of mine is trying to get one for his casa but I don't think even he knows exactly what it is or it's purpose. Can you help:confused::confused:

Hi sterling,
I think these certificates are required when making an application for an escritura for an old building (such as a ruin) and where no escritura has existed for that building before.
Our Certificado de antigüedad was issued by the Ayutamiento de Oria. The procedure may well have changed or be different in other municipalities.
To obtain it we needed to make a written request to the Ayuntamiento and supply various documents and information which included:
The catastral number of the land. You may be able to acquire that number from the "Oficina Virtual del Catastro (http://ovc.catastro.meh.es)".
Plans of the house that have been drawn up by an accredited architect and must be stamped by the "Colegio oficial de arquitectos técnicos y aparejadores".
We had previously had the land official surveyed and we also submitted these plans for the land, although I'm not sure whether that was actually required or not.

This is a Certificate issued by an Architect or Land Agent to certify that your property is older than 4 years.
It was used prior to July 2007 to register properties that did not have the proper or any building licence when built, they could be registered without a certificate of Habitacion - The property though had to be on land that you owned, had it's own Escritura, and was of the minimum size required for a building ie. in our area 30,000 Sq mts.
This ' loophole ' though was stopped on July 1st 2007 that is why there was such a big rush to get properties registered the last week in June, my Solicitor alone did over 150 that week.
